Cottage Policies
Occupancy - Occupancy is restricted to six adults. You are welcome to entertain small groups within reasonable hours, but please remember you are responsible for your guests. We observe an 11 p.m. quiet-time due to the cottage’s residential location.
NO PETS
Cancellations—Cancellations affect us greatly. If you find it necessary to cancel or change your reservation, please call 30 days prior to your scheduled arrival, and you will be refunded less a $50 service charge. Reservations are nonrefundable if cancelled fewer than 30 days prior to your scheduled arrival.
Check-in – check-in is 4 pm & check-out is 11 am
ABSOLUTELY NO SMOKING! FAILURE TO OBSERVE THIS REQUEST WILL RESULT IN A $500.00 FEE CHARGED TO YOUR CC
Parking Spaces: are in the driveway, additional space is available behind the gates. Please restrict parking to cottage property.
Cottage housekeeping and laundry occur at the completion of your stay, and are included in the rental price. Additional housekeeping services are available at an extra fee.
Climate Control: There is an on/off toggle switch on the gas parlor stove in the back right corner of the stove top. Please do not open the panel on the front at the bottom. There are up/down arrows to adjust the temperature on the thermostat in the downstairs hallway. Please do not change any other settings.

We reserve the right to refuse reservations or service as we see fit.
As renters, you expressly agree that Martha’s Cottage, LLC is to be free form all liability for injury to person(s) or loss or damage to your property, while on our property. As renters, you further agree to indemnify Martha Goodrich and Martha’s Cottage LLC from any and all losses, liability, costs or obligations on account of or arising out of any injury or property losses of any kind, however occurring, during your tenancy.
The tenant is financially responsible for all damages and missing items.
If you leave the house in a condition that requires extra cleaning costs, you will be charged accordingly.
